Custom Flashing, Made to Fit: Installed by Me or Supplied Ready to Install
Most leaks don’t start in the middle of a roof or a wall. They start at the edges and the joints: around windows, at parapets, where a wall meets a roof, and where one material meets another. That’s the job of flashing, and it’s why good sheet metal work matters more than most people realize.
I’m Jared Hanson, a journeyman architectural sheet metal worker trained through the Roofing Contractors Association of BC (RCABC). Whether it’s a house or a commercial building, I fabricate and install the custom sheet metal. Kelowna and Okanagan projects get custom flashings, window sills, fascia, coping, parapet caps, trim and architectural metal details, all made to fit. I make the pieces and I install them myself.
You have two options. I can fabricate and install your flashing, or I can fabricate it only: I bend and supply the pieces, and you or your contractor install them. Either way, every piece is made to fit your building.

What Custom Flashing Does
Flashing is formed sheet metal that directs water away from the places it wants to get in. Done right, you barely notice it: a clean, straight line of metal at the edge of a roof or under a window. Done wrong, it’s the reason for stained stucco, rotted sills and water in the wall. That’s true of all exterior sheet metal. Kelowna’s freeze-thaw winters just find the weak spots faster.
Stock flashing from a building supply store comes in a handful of shapes and colours. Real buildings don’t. Window depths vary, parapet walls are different widths, corners aren’t always square, and modern designs often call for profiles you can’t buy off the shelf. Custom flashing is bent to the exact dimensions and angles of your building, so it fits tight, laps correctly and looks clean.
Custom Sheet Metal I Fabricate (and Install)
- Window sills and head flashings, to carry water out and away from windows and doors
- Parapet caps and coping, to protect the tops of parapet walls on flat and low-slope roofs
- Fascia and fascia cladding, for a crisp, low-maintenance roof edge
- Drip edges, eave and rake flashings at the edges of roofs
- Wall-to-roof transitions, where a wall meets a lower roof
- Transition flashings between cladding materials, like metal to stucco or Hardie
- Trim for standing seam roofs, metal siding and cladding and metal awnings
- Chimney flashing and counter flashing
- Skylight flashing
- Column wraps
- Gutters and downspouts
- Architectural metal details, from accent bands to clad features
Parapet Caps, Coping and Flat-Roof Edges
A lot of modern Okanagan homes and commercial buildings have flat or low-slope roofs with parapet walls. The cap on top of a parapet takes direct sun, snow, rain and wind every day. If it isn’t sloped, lapped and fastened correctly, water gets into the top of the wall, and you won’t see the damage until it’s serious.
I fabricate parapet caps and coping to fit the actual width of your wall, with sloped tops to shed water, drip edges that keep water off the face of the wall, and clean, square corners. The black parapet corner in my photos is a good example: tight, sharp folds and a cap that sits flush and square.
Made to Fit, Installed by the Same Person
With a lot of companies, the person who measures the flashing, the person who bends it and the person who installs it can be three different people. On my jobs, they’re all me. I measure on site, form each piece to suit the actual building, and install it myself. If something needs adjusting, I adjust it then and there. If you’d rather install it yourself, I’ll bend and supply the pieces to your measurements instead.

On my standing seam roofs, I bring the roll former to your property and custom fabricate every panel, flashing and detail right on site, so each piece is measured, cut and fitted to your roof. Flashing and trim are bent on a brake in my shop, in pieces up to 8 ft lengths, and my roll former can make roof and wall panels in essentially any length, so long runs don’t need extra seams.
Materials and Colours
Custom flashing should match the rest of the building, or contrast on purpose. Most of my work is in pre-finished painted steel, and I also work with aluminum, copper and zinc. Painted colours come from the Cascadia Metals colour chart, so your flashings can match your roof, siding, windows or trim.

Sheet Metal for Homeowners, Builders and Contractors
Most of my flashing work is part of complete roofing and building envelope projects, but I take flashing orders from anyone: homeowners, builders, general contractors and roofers. I can fabricate and install, or fabricate only so you or your crew can install. My focus is new work; repairs to existing flashing are considered case by case, quoted at my regular rates, and a minimum service charge applies.
Built for the Okanagan Climate
Flashing in the Okanagan has to deal with intense summer sun, heavy snow, ice at the eaves and big swings between day and night temperatures. Metal expands and contracts as it heats and cools, so good flashing is designed to allow for that movement instead of fighting it. It’s the same thinking behind the hidden fastener standing seam systems I install: protect the fasteners, allow for movement and keep the number of holes in the metal to a minimum. Where a roof sheds snow over a doorway or a lower roof, I also install snow retention.
Custom Flashing and Sheet Metal: Kelowna, West Kelowna and the Okanagan
I fabricate and install custom flashing and architectural sheet metal in Kelowna, West Kelowna, Lake Country, Vernon, Penticton, Peachland, Summerland and throughout the Okanagan.
Why Local Homeowners Choose Me
- Sheet metal is my trade. I’m a journeyman architectural sheet metal worker who completed my apprenticeship through RCABC. It’s not a side line.
- Building envelope thinking. My training covered building envelope systems, so I look at how each flashing fits into the whole wall or roof, not just how it looks.
- Custom-made, not stock. Every piece is bent to suit your building.
- I do every job myself. I measure, fabricate and, when you want it, install, so nothing gets lost between trades.
- Upfront and tidy. Clear pricing, realistic timelines, and I clean up after myself.
Frequently Asked Questions
What’s the difference between flashing and trim?
Flashing’s main job is keeping water out: it directs water away from joints, edges and openings. Trim is mostly about finishing and appearance, covering edges and corners. In practice a lot of pieces do both, and I make them to do both well.
Why do I need custom flashing instead of stock pieces?
Stock flashing only comes in a few sizes and colours. Custom flashing fits your building’s exact dimensions, which means tighter laps, fewer joints, better water shedding and a cleaner look.
Can you match my roof or siding colour?
In most cases, yes. If you know the colour name of your roof, siding or windows, send it to me. Otherwise I can bring samples to compare on site. Painted colours come from the Cascadia Metals colour chart.
Can you just make the flashing and I install it?
Yes. I can fabricate only: I bend and supply the pieces to your measurements, and you or your contractor install them. Or I can fabricate and install it for you.
Do you do repairs?
My focus is new work, but I’m happy to look at repairs to existing flashing case by case. Repairs are quoted at my regular rates, and a minimum service charge applies. Leaks around windows and parapets often come down to missing, short or poorly lapped flashing, and I’ll give you my honest take on what needs to be done.
Do you work with builders and contractors?
Yes. I take flashing orders from builders, general contractors and roofers, as well as homeowners, either fabricated and installed or fabricated only. Call me to talk about your project and timeline.
How much does custom flashing cost?
It depends on the number and size of pieces, the material and colour, how complex the profiles are, and whether installation is included or you’re ordering fabrication only. I’m upfront with pricing and give free quotes.
